Empty properties are vulnerable to squatters and burglary especially in these hard times when so many have lost their jobs and affordable housing is difficult to come by and many are resorting to taking over empty properties.

We must also take into account of many other things that may go wrong in your absence like water leaks & water damage, attempted break ins, sewage problems, bad smells, electricity or water cut off, insect infestation, mice, damp or mold growth, unopened letters, sadly the list goes on…..!

Any one of these disasters left unattended could lead to distress and a very expensive bill when you next visit your property plus the stress involved to get it put right again.

For a small monthly fee our Key Holding packages explained below show how we can solve all those issues for you.

Many owners cut costs and rely on a ‘helpful’ neighbor but what will they do in an emergency? If the boiler blows or the water or electricity is cut off will they be prepared to pay out for an emergency repair or speak enough Spanish to have a service reconnected?

PACKS

Up to 3 sets of keys will be held in a safe in our Calpe office. Keys can be made available to visiting owners, tradesmen or guests. Owners will be requested to leave copies of a specimen signature and proof of identity. Anyone requesting the keys from us should have a signed authorization letter with the same signature and proof of ID. Owners should contact us in the event that someone will be requesting keys.

Property Inspection Checks on your property, what’s included?

Visual inspection of interior and exterior.

Check all sanitary equipment and plumbing and electrical

Security checks of doors, windows and shutters

Checking for any storm damage.

A full report is emailed through on completion of each visit.

If there is an immediate problem we will take the appropriate steps to try and resolve it and you will be contacted straight away. Any minor problems will be reported to you and we will await your instructions.

We cover Calpe & Benissa

We have 3 different Key Holding Packages tailored to suit all your requirements.

BRONZE PACK

This service is for €5 a month and covers the holding of keys only.

Strictly the holding of keys in case of lock out and if access is needed to the property for any services you may have requested, tradesmen etc..

Contract Terms are for 6 Months or 12 Months.

€30 – 6 Months Contract or €60 – 12 Months Contract

SILVER PACK

This service is €35 per month and covers….,

A Monthly Check of your property to see that everything is okay and in correct order.

-A visual check of plumbing and electrical will be carried out to confirm that all is in working order.

-Security checking of windows, doors & locks throughout the property.

-Checking terraces, garden and pool area.

-Collection of mail.

-Monthly report

Calpe area:  €210 – 6 Months Contract or €400 – 12 Months Contract.

GOLD PACK

This service is €80 per month and covers….,

A Weekly Check of your property to see that everything is okay, secure and in correct order.

-A visual check of plumbing, gas and electrical will be carried out to confirm that all is working correctly.

-Run taps, flush toilets and ventilate the property.

-Checking the terraces, garden and pool area.

-Security checking of windows, doors, hinges and locks throughout the property.

-Collection of mail.

-Weekly report

Calpe area  €480 – 6 Months Contract. €900 – 12 Months Contract.
